What does it cost you, the buyer, to have a professional agent represent you?  ZERO! ZILCH! NADA!  In most cases, my fees are paid through a cooperative agreement with the listing broker for bringing a ready, qualified buyer.  I can also work with For Sale By Owners and builders on new construction.  Here's a brief list of some of the services that I can provide for you:

• Assist you in getting pre-approved with a competent mortgage lender
• Provide you with listings of available home for sale based on your chosen criteria
• Make appointments and attend showings of homes you are interested in seeing
• Assist you in completing all paperwork for making offers
• Advise you in negotiating all offers and counter-offers
• Guide you through the home inspection process and provide lists of inspectors
• Maintain communications with the listing broker, lender, title company and inspectors in order to stay within contract deadlines
• Attend the closing to ensure completion of the contract and all paperwork

IMPORTANT: If you spot a home for sale that you may be interested in (even For Sale By Owners or new construction) that you would seriously consider buying, please CALL ME FIRST.  If you must initialize contact with the selling party (including builders) or their representative (this includes open houses), please let the other party know up front that you will be using your own agent.  I must follow specific ethical guidelines concerning initial contact between agents and sellers.  Don't be afraid to contact me before you start looking.
